Riverview’s evacuation zones changed for the 2026 season

Hillsborough County made larger changes to its hurricane evacuation zones for 2026 than it had in previous years. Zone A expanded. Some parcels that used to be Zone D are now Zone C. And a set of neighborhoods that were previously in no evacuation zone at all were placed into Zone E — not because those homes are expected to take surge, but because they connect to major thoroughfares that can become impassable, which would leave search and rescue unable to reach them.

That matters to you for two reasons. The obvious one is that your evacuation instructions may be different from what they were last year. The less obvious one is that people conflate evacuation zones with flood zones, and they are not the same thing. Your evacuation zone tells you when to leave. Your flood zone drives your flood premium and whether your lender requires the policy. You can be in Zone E and in flood zone X, or in neither, or in both.

Check your address at HCFL.gov/HEAT. Then call us and we will pull your flood zone, which is a separate lookup and one we do for free.

Growth has outrun a lot of people’s coverage

Riverview has added a great deal of housing in the last decade, and construction cost has moved faster than most policyholders’ dwelling limits. A policy written five years ago at a replacement cost that made sense then can be meaningfully underinsured now, and the way that surfaces is at claim time, when the settlement does not cover what rebuilding actually costs, not at renewal. If nobody has re-run your Coverage A since 2021, it is worth twenty minutes.
