Insurance in Apollo Beach, Florida

Apollo Beach is the hardest place in our service area to insure well, and the easiest place to get it wrong. Canal frontage, boat lifts, docks, seawalls, ground-level enclosures and a Tampa Bay surge exposure all interact, and no single policy covers the set.

Wind and flood are two different policies, and neither one covers the other

This is the single most common misunderstanding we correct here. Your homeowners policy handles wind-driven damage. It does not cover rising water. Storm surge is rising water. A hurricane can therefore produce two claims, under two policies, with two deductibles — and if you only carry one of them, the other loss is yours.

Flood comes either from the National Flood Insurance Program or from the growing private flood market. Since FEMA moved to Risk Rating 2.0 on October 1, 2021, NFIP pricing is driven by your building’s own characteristics — distance to water, elevation, replacement cost — rather than by a zone line alone. That change made private flood competitive for a lot of Apollo Beach homes, and it is worth quoting both.

Your flood map is newer than you think

Hillsborough County’s coastal Flood Insurance Rate Maps took effect on October 7, 2021, replacing data from 2008 that no longer reflected development or shoreline change. If you bought before then and have not re-checked, the zone on your closing paperwork may not be your zone. We run flood zone determinations at no charge.

What most Apollo Beach policies are missing

  • Docks, lifts and seawalls. Often excluded or sub-limited to a few thousand dollars on a standard form, which does not replace a lift.
  • Boat coverage. A homeowners policy’s watercraft limit is not a boat policy. Hull, liability, towing and fuel spill liability belong on their own form.
  • Ground-level enclosure contents. Flood policies treat below-elevation space very differently from living space.
  • Ordinance or law. If you have to rebuild to current elevation and code, this is the coverage that pays the difference.

Hillsborough expanded Zone A for the 2026 season. Apollo Beach addresses should be re-checked at HCFL.gov/HEAT. Your evacuation zone does not set your premium, but it is a fair proxy for the surge conversation we should be having about your limits.
